We forward herewith the copy of the circular issued by Director of Town and Country Planning, Chennai about the delegation of more powers to Local Planning Authority for sanction of planning permission.
This is a welcome move and will help to get sanction at Coimbatore itself and travel to Chennai is not necessary. Time and money are saved a lot. The following are the important highlights:
LPA can now sanction:
1. Residential buildings (individual, group housing, apartments etc.) upto 50 dwellings and 2500 sqm (25,000 aft appx.) total floor area.
2. Commercial buildings and institutional buildings upto 2500 sqm floor area.
3. School buildings upto ground + 2 and any floor area.
4. Layouts upto 5 acres in Municipal area upto 10 acres in rural.
5. Site approval, sub-division and amalgamation of plots.
6. Any addition or revision of already sanctioned proposals.
Maximum height of buildings is limited to 15 m. Therefore, multi-storeyed buildings (above 15 m) will go to Chennai.
